Upon the recording of a copy of a Complaint for Foreclosure in the land records, any party who thereafter acquires a record interest in the property is foreclosed provided that:
- in an action commenced prior to July 1, 2012, a certified copy of the Judgment Order and Decree of Foreclosure was recorded in the land records within 30 days after the expiration of the last day for redemption set forth in the Judgment Order;
- in an action commenced on or after July 1, 2012, certified copies of the Judgment Order and Decree of Foreclosure and Certificate of Non-Redemption are recorded in the land records, regardless of when the recording occurs.
